ADDITIONAL INFORMATION

Pets

Pets are not allowed in the rental property. However, as provided by law, a Service Animal(s) is not considered a pet, and every individual with a disability shall have a right to have a Service Animal(s) on the Property.
Waterbeds
The Landlord prohibits the use of waterbeds on the rental unit.
Smoking and Vaping
The Landlord does not allow smoking or vaping in the rental unit.

CONSENT & ACKNOWLEDGEMENT

By signing this Residential Rental Application, the Applicant authorizes the Landlord or Manager or his/her authorized Agent to do the following:

(i) Verify all of the personal information provided above.
(ii) Obtain a credit report, as well as other reports, on the Applicant.
(iii) Disclose information to the owners or agents of the Property.

 

Additionally, the Applicant accepts and agrees to the following:

(i) This is only an application to rent and does not guarantee that the Applicant will be selected as a tenant of the Property.
(ii) The Landlord or Manager or his/her authorized Agent could receive multiple rental applications for the Property and will only select the most qualified individual.
(iii) The application fee is non-refundable.

The Applicant certifies that has read the above application and that the information contained therein is true and correct, and contains no misrepresentations.

Landlord’s Right to Continue to Show the Property

Unless Landlord and Applicant enter into a separate written agreement, the Property remains on the market until a lease is signed by all parties and Landlord may continue to show the Property to other prospective tenants and accept another offer.

Landlord’s Tenant Selection Criteria

The Landlord hereby enumerates for the benefit of the applicant the Landlord’s Tenant Selection Criteria and the grounds for which the rental application may be denied:

(1) criminal history;

(2) previous rental history;

(3) current income;

(4) credit history;  or

(5) failure to provide accurate or complete information on the application form.

Landlord’s Tenant Selection Criteria Acknowledgment

Signing this acknowledgment indicates that you have had the opportunity to review the landlord’s tenant selection criteria. The tenant selection criteria may include factors such as criminal history, credit history, current income, and rental history. If you do not meet the selection criteria, or if you provide inaccurate or incomplete information, your application may be rejected, and your application fee will not be refunded.
